Terms and Conditions
The person whose name appears on the Booking agrees to take full responsibility for ensuring that all members of the party adhere to the Conditions of Let set out below.
In these Conditions of Let, Owner, refers to the owner of the property you are booking, Property, refers to Millers Cottage.
1.The number of people occupying any one Property is limited to 4 unless prior agreement has been made with the owner.
2.When making a reservation a 25% deposit is payable at the time of booking.The remaining 75% is due 8 weeks prior to arrival. Any reservations made within 8 weeks of your arrival date will be paid in full at the time of booking.Should payment not clear the owner will assume the booking is not confirmed and will re-let the property unless prior agreement is made.The cancellation policy below will be used if payments have not cleared and guests will be notified accordingly.If your booking has been made by a third party booking site then their booking terms and condition rules will apply.
3.Please notify the Owner of any cancellation in writing. If a notice of cancellation is received more than 12 weeks before your arrival then a full refund will be made less a £40 administration fee per booking. If a notice of cancellation is received 12 – 8 weeks before arrival the full deposit will be retained unless the property can be re-let where the deposit will be refunded less an administration fee of £100.If a notice of cancellation is received within 8 weeks of your arrival the full accommodation amount will be retained unless the property can be re-let.It the property is re-let a full refund will be provided less an administration fee of £100.Cancellations within 72 hours of arrival will not be refunded.
To safeguard against cancellation charges & other unforeseen eventualities we strongly recommend Cancellation Insurance.
4.Should the Property, subsequent to booking, become unavailable through any cause, you must accept that the Owners liability is limited to the amount of any rent paid.
5.Millers Cottage has steep stairs so is not recommended for very young children or those who are infirm – you will be accepting responsibility for their safety if booking Millers Cottage.
6.No pets are allowed in the premises.
7.Millers cottage and Draycott Farm have a no smoking policy except in the courtyard area.
8.You accept that the responsibility for personal property of guests occupying the accommodation is solely theirs. Guests agree to absolve the Owner of any responsibility for any accident or mishap to persons or property whilst on the premises or whilst engaged in any activity therein, or from any illness or injury arising from any causes whatsoever.
9.You agree to use the Property solely for its intended purpose as self-catering accommodation and to accept the Owners right to refuse to hand over the Property to any person deemed unsuitable to take charge. Causing a nuisance or disturbance to neighbours or other guests, unreasonable behaviour or disruption may result in the Owner requesting you to leave.
10.You agree to allow the Owners or agents access to the Property at all reasonable times. We will only ever request access to your property in case of an emergency, e.g. a water leak.
11.You must respect and look after your accommodation during your stay and you must leave the Property clean and tidy. Please let us know of any damage or breakages so we can repair or replace them for the next guests. We reserve the right to charge for any damage or breakages.
12.You must vacate the Property by 10am at the latest on your day of departure unless special arrangements have been made with the Owner. This is to allow us to prepare the Property for the next guests.
13.Guest arrival time is from 4.00pm and check out is by 10.00am.
14. Millers Cottage has free parking on the street opposite the cottage - Draycott Farm has sufficient space for a number of cars to be parked at the property. WE DO NOT PROVIDE CHARGING FOR ELECTRIC CARS and they must not be charged from any of the sockets at the house.
15.A Fire Safety Assessment has been completed and our electrical appliances have been tested and approved within the terms of the new Fire Assessment Regulations. As the use of your own personal electrical equipment is out of our control it must be used at your own personal risk.
